The Zodiac Building in Croydon represents a striking example of adaptive reuse, where a once underutilised commercial office block has been reimagined into a vibrant residential community. Delivered by Asta Construction Ltd as lead contractor, under the direction of Managing Director Bes Lika, the project demonstrates how thoughtful construction and design can tackle today’s housing challenges while preserving architectural heritage.
Originally developed as an office building, the site had fallen into obsolescence before being secured by Croydon Council in partnership with Common Projects. With the support of architects shedkm, the scheme focused on retaining the structure’s modernist character while reconfiguring the interiors to provide 73 high-specification apartments. Each home has been designed to maximise natural light and space efficiency, with the addition of balconies to create private outdoor areas for residents.
Externally, the façade has been carefully restored, balancing the preservation of its mid-century style with a refreshed, contemporary finish. Internally, significant upgrades have been implemented to improve energy efficiency, insulation, and sustainability standards, ensuring that the building performs for the long-term needs of residents.
The wider site also underwent extensive improvements, with landscaping at ground level to create welcoming communal spaces, and the introduction of a public pavilion and garden co-designed with the community. These additions not only enhance the living environment but also strengthen the connection between the building and its surrounding Croydon neighbourhood.
As a £17 million development, Zodiac Court illustrates the potential of office-to-residential conversions to address housing shortages in London. The project showcases Asta Construction Ltd’s expertise in large-scale transformations, combining technical skill with a clear focus on sustainable urban living. Once complete, the development will stand as a model for future repurposing schemes, providing high-quality homes, reducing reliance on temporary housing, and making efficient use of existing urban land.
